Working with many of the UK’s leading house builders has given us an appreciation for the finer details of premium development projects. In addition, we understand that a cohesive approach from both the sales and lettings prospective can foster both short and long term gains. With us by your side you can achieve unrivalled exposure and enable the development to engage with an extensive catchment area.

In short, we will help you take your investment to the next level.

Delivering Value For Your Land

As a land or property owner you will no doubt appreciate that you possess a valuable asset. But are you aware of all the development opportunities available to you? If you have already applied for planning consent with a view to selling, you may have overlooked many lucrative options that are open to you. Put simply: your land could be worth more than you realise.

We are the specialists who help land/property owners like you navigate the various pitfalls that can occur when assessing a site for it’s value. Plus, we have the experience of dealing with national, regional and local builders, so if you are considering selling we are often able to introduce clients to serious buyers.

What Types Of Sites Are Of Interest?

A variety of land types are currently in demand – from uniquely shaped parcels that typically suit bespoke properties in densely populated areas, to large open plots more suitable for mixed-use developments.

Gardens, office buildings and commercial properties are also all desirable. Brownfield, Greenfield and Strategic Land all have potential for prospective uses – from residential housing, care homes and retirement developments.

Because we are sensitive to the needs of those thinking of selling land close to their homes and neighbours, we will work in partnership with you, carry out community consultations when necessary, and explain each step of the process to you as clearly as possible, so that acquiring the level of planning consent you need to secure a sale is well within your reach.

Submitted planning? Awaiting a decision? Been refused? Consented? We can help at any stage.

What Part Does Planning Play?

Land tends to be offered for certain in one of three ways:

  1. With planning consent
  2. Without planning consent
  3. Subject to planning consent.

When a piece of land is sold subject to planning consent, the interested buyer will agree to purchase the site and exchange contracts as long as they are able to secure the planning consent they need to develop on  the land (this agreement is covered by what is known as an option or conditional contract). So it becomes the buyer’s responsibility to submit the planning application at his/her own cost, and when – or, crucially, if – consent is granted the sale will be completed. While selling a site this way has risks and can be a lengthy process, it is by no means insurmountable.

Don’t worry, it is not uncommon to be baffled by the terminology and processes involved. So please do get in touch if you have any questions at all. With our help, you can achieve the best price with the least fuss.
